<p>2026 has started well for the Edinburgh and Lothians property market, with steady sales, rising prices, and a notable increase in new listings at Neilsons all pointing to growing momentum. Buyer demand remains healthy and properties continue to sell well, creating a well-balanced and competitive market. In this update, we review Neilsons’ sales performance in Q1, and also consider the wider economic backdrop and what to expect as we the year progresses.</p>
<h4><strong>A Confident Market with Continued Strong Results </strong></h4>
<p>The first three months of 2026 have reinforced that we operate in a confident local market.</p>
<p>At Neilsons, sales volumes are in line with last year, while our total sales value has already reached £82.4 million (a +1.5% increase year on year and the highest total sales value in East Central Scotland).</p>
<p>At the same time, the average selling price at Neilsons has increased by +2.2% to £292,000, highlighting continued price strength across the region.</p>
<p>Properties are still selling quickly too, with most properties typically going Under Offer within three to four weeks.</p>
<p>As we move further into the spring and summer months, we would expect this to tighten even further towards the lower 21 day averages we are used to seeing during this particularly busy time of year.</p>
<h4><strong>Momentum Building with New Listings </strong></h4>
<p>One of the most notable trends so far this year at Neilsons is the increase in new listings.</p>
<p>We have seen a +12% rise in new properties coming to market so far this year, alongside a +5% increase in “Offers Over” listings, which is a clear sign of growing seller confidence.</p>
<p>March in particular saw a significant +24% increase in listings compared to last year, and we already have a strong pipeline of properties launching in April which is great news for buyers, and of course, first time buyers looking to get on the property ladder for the first time.</p>
<p>This increase in supply, combined with steady buyer demand, is creating a balanced market, with competitive closing dates remaining a feature of the market for well presented, accurately priced and professionally marketed properties. So far this year, 25% of properties marketed with Neilsons have gone to a closing date, compared to the wider ESPC market average of 17%.</p>
<h4><strong>Strong Demand and Confident Sellers</strong></h4>
<p>Buyer demand remains healthy and the increase in “Offers Over” listings reflects this, with sellers continuing to take advantage of market conditions.</p>
<h4><strong>Improving Supply, But Still Balanced</strong></h4>
<p>As we head further into spring, supply levels are now increasing again.</p>
<p>This is giving buyers more choice, but importantly, not at the expense of sales prices or selling times. Average selling prices are rising steadily, and the average time until Under Offer is reducing as the year progresses.</p>
<p>The market remains well balanced, which is exactly what we want to see!</p>
<h4><strong>Local Resilience Continues</strong></h4>
<p>As we’ve said consistently, Edinburgh and the Lothians continues to outperform other cities and wider UK trends.</p>
<p>Strong economic fundamentals and the continued desirability of the city and surrounding areas are all key contributors to the robust demand.</p>
<p>This is a market built on solid foundations, and that is continuing to show.</p>
<h4><strong>Wider Economic Backdrop </strong></h4>
<p>The wider economic backdrop is constantly evolving.</p>
<p>Ongoing geopolitical tensions and global uncertainty, particularly around energy markets, may contribute to inflationary pressure and could mean interest rates remain at 3.75% for longer than previously expected.</p>
<p>The Bank of England Governor has just stated that future interest rate hikes are far from certain, which should support buyer confidence as we move through spring and into summer.</p>
<p>You will no doubt see more attention-grabbing headlines and click-bait commentary on the property market as the weeks and months progress, which never reflects the reality of what we see locally.</p>

<p>In 1975 you wouldn’t have been reading a blog, sending text messages, communicating by mobile phone, going to the supermarket on a Sunday or searching the internet for a property. Neilsons did not exist at that time either; the firm was founded in 1977. But perhaps most surprisingly, if you were a woman, you wouldn’t have been getting a mortgage without the permission of a male family member to co-sign your agreement.</p>

<p>This year marks 50 years since women in the UK were first legally permitted to apply for a mortgage without permission from their father or husband, an anniversary that highlights just how much our financial and social landscape has evolved.</p>
<p>1975 was a pivotal year for two landmark pieces of legislation that came into effect on 29 December. The Equal Pay Act 1970 (following a five year implementation delay to allow employers to adjust) made it unlawful to pay female employees less than their male counterparts for work of equal value. The Sex Discrimination Act 1975 prevented discrimination in employment, education and the provision of services. Crucially for the property sector, it also banned the requirement for a male guarantor for loans, bank accounts, hire-purchase agreements and mortgages.</p>
<p>These changes were driven by sustained campaigning from the women’s liberation movement, trade unions and Members of Parliament, who challenged the assumption that women’s earnings &#8211; and financial independence &#8211; were secondary or temporary.</p>
<p>Before these protections were in place, employers could legally refuse to hire or promote a woman simply because she was a woman. Many financial institutions discounted female income on mortgage applications, on the assumption that women would cease earning once they had children. In effect, building financial independence or long-term asset ownership through property was structurally out of reach for many.</p>
<h5><strong>The Moment the Property Market Opened Up</strong></h5>
<p>This legal changed marked a turning point. The removal of the male guarantor requirement was transformative. For the first time, a woman’s income, credit history and professional prospects could be fairly assessed on their own merits. This represented the beginning of women being able to establish independent financial profiles, make autonomous investment decisions and build security through homeownership.</p>
<p>For many women, the ability to secure a mortgage in their own name wasn’t just a legal milestone &#8211; it was the first step towards independence, stability and genuine choice.</p>
<p>In the decades that followed, women steadily became a driving force in the housing market. Today, data from the Office for National Statistics and UK Finance indicates that in several regions across the UK, single women now outpace single men in first-time buyer activity. Urban centres with strong employment opportunities and excellent transport connections, such as Edinburgh, have proven particularly popular among independent female purchasers.</p>
<p>The shift reflects not only social progress but the enduring legacy of legislative reform, demonstrating how a change in law can reshape market behaviour and expand financial opportunity for generations.</p>
<h5><strong>The Landscape Today: Progress, But Not Parity</strong></h5>
<p>We’ve come a long way &#8211; but removing discrimination does not automatically create equality. The UK still has a measurable gender pay gap. According to the Office for National Statistics’ most recent release), the median gender pay gap among full-time employees stands at 6.9%, rising to 12.8% when all employees are included.</p>
<p>Each year, this gap is highlighted through “Equal Pay Day”, the point in the calendar where women, on average, stop earning relative to men because of the disparity. This year it was the 22<sup>nd</sup> of November.  While the exact date shifts annually, the message remains the same: structural inequality continues to influence women’s financial trajectories, including their ability to save for deposits, access borrowing at scale and climb the property ladder as quickly as their male counterparts.</p>
<p>At Neilsons, all staff are paid on a full-year basis. The firm did not exist in 1975 when the law changed; it was founded in 1977, just two years after women in the UK were first permitted to apply for a mortgage in their own right. We are extremely proud to have achieved gender parity across the business. Today, 66% of our partners are women, and women comprise 56% of our senior management team, reflecting our long-standing commitment to fairness, opportunity, and inclusion since the firm’s inception.</p>
<h5><strong>How Mortgages Have Continued to Evolve</strong></h5>
<p>The mortgage market in 2025 is almost unrecognisable compared with its 1975 counterpart</p>
<p>Today:</p>
<ul>
<li>Affordability assessments focus squarely on income stability, credit conduct and outgoings -not gender, marital status or assumed domestic roles.</li>
<li>Flexible working patterns, portfolio careers, and self-employment are increasingly accepted by lenders, benefiting many women building careers outside traditional structures.</li>
<li>Government-backed schemes such as Shared Ownership and other first-time buyer initiatives have broadened access for those whose affordability may be affected by childcare costs or pay disparities.</li>
</ul>
<p>These changes reflect a sector more attuned to the realities of modern working life, and more inclusive in its approach to aspiration and opportunity.</p>
<h5><strong>Looking Ahead: The Next 50 Years</strong></h5>
<p>While legislation opened the door, societal and economic progress will determine how far women can continue to advance in the property market. Continued improvements in workplace equality, parental leave policies, and access to affordable childcare all have a direct bearing on women’s long-term financial independence.</p>
<p>Financial education also plays a powerful role. Encouraging early engagement with savings, credit building and mortgage advice can help ensure that future generations enter the housing market with confidence and a clear sense of possibility.</p>
<p>This anniversary is not only a moment to reflect on how far we’ve come; it is an opportunity to consider what true equality in property could look like over the next half-century and how the industry, including firms like Neilsons founded in the wake of that change, can contribute to that vision.</p>

<p><strong>A Night to Celebrate Excellence</strong></p>
<p>The awards ceremony took place in the iconic Great Room at London’s Grosvenor House Hotel, a venue famed for hosting the BAFTAs. The evening delivered all the glamour and excitement expected of such an event, with comedian Marcus Brigstocke guiding the proceedings and an impressive Elton John tribute act kicking off the night with a brilliant live set.</p>
<p>Ten members of the Neilsons team attended, and it was a fantastic opportunity to celebrate both our collective achievements and the ongoing innovation across our industry.</p>

<p>To celebrate our new partnership, Neilsons Senior Property Consultant Amy Howard and our Operation Director Jenna Spence recently visited Jo at the Broughtons warehouse. Whilst the number of new properties coming to the market stayed the same as last summer, sales activity has been brisk, with 7% more homes sold than in the same period last year and buyers competing keenly for quality properties suggesting strong buyer appetite locally. <p>Last night’s BBC Panorama investigation, The Undercover Estate Agent, made for uncomfortable but unsurprising viewing for many of us in the profession. As someone with more than two decades of experience in property sales, both in London and here in Edinburgh, I recognise some of the tactics employed by some unscrupulous agencies all too well. But I also feel strongly that the programme painted a one-dimensional picture of estate agency, offering little in the way of balance and, more worryingly, providing no real advice to consumers on how to identify and choose a good estate agent.</p>
<p>Yes, some of what was exposed by the agencies involved was indefensible. But for most of us who work hard every day to serve our clients with honesty and integrity, the show missed an opportunity to educate, choosing instead to sensationalise.</p>

<h4><strong>A Tale of Two Systems: London vs Scotland</strong></h4>
<p>When I worked in London for one of the capital’s biggest agents, my income was almost entirely commission-based. On paper, the seller was the client. In practice, the buyer often received more attention, because that’s where the income was coming from, particularly if they also needed a mortgage and could be referred to our in-house broker.</p>
<p>Add to that the internal competition: four negotiators in one office, all selling the same properties, and only the person who introduced the buyer got paid. It didn’t matter how many viewings you conducted or how much time you spent advising the seller. It created an environment where service was often sales-driven, not client-focused.</p>
<p>Here in Scotland, I can genuinely say I prefer how agency is done. Buyers are professionally represented by their own solicitors, and we, as Solicitor Estate Agents, act solely in the best interests of the seller. There’s less ambiguity about who the client is, which is exactly how it should be.</p>
<h4><strong>What the Programme Got Wrong</strong></h4>
<p>Panorama rightly highlighted problematic behaviour: pressure selling, misleading advertising, and a lack of regulation allowing someone with no qualifications to be hired on the spot. But what it failed to show was that not all estate agents operate this way. There was no mention of the differences in legal systems across the UK, nor any guidance for consumers trying to navigate a complex and emotionally charged process like selling or buying a home.</p>
<p>Most disappointingly, there was no advice on how to choose a good estate agent.</p>
<h4><strong>Choosing the Right Estate Agent &#8211; What to Look For</strong></h4>
<p><strong>1. Check if they are regulated.</strong> In Scotland, Law firms and therefore Solicitor Estate Agents are bound by the rules of the Law Society of Scotland. This provides a strong framework for ethical practice, accountability, and client protection, something sorely missing in other parts of the UK.</p>
<p><strong>2. Ask who they really work for.</strong> A good estate agent should be clear: they act for the seller. If they’re also trying to sell you a mortgage, a legal service, or another product, be cautious. Transparency about fees, commission, kickbacks, targets and responsibilities is key.</p>
<p><strong>3. Watch out for “conditional selling”.</strong> This is when an agent tells you your offer won’t be considered unless you agree to use their services, such as selling your own home through them or using their in-house mortgage adviser. It’s highly unethical and in some cases illegal. In Edinburgh, one particularly notorious non-solicitor estate agent is currently under investigation by Trading Standards for repeatedly telling buyers their offer would only be submitted if they agreed to list their home with him. If this happens to you, report it.</p>
<p><strong>4. Look for local expertise and legal understanding.</strong> In Scotland, the property sale process is closely tied to legal work. You cannot buy or sell a property without the services of a solicitor. A solicitor estate agent who understands both sides of the transaction can guide you through with greater speed, accuracy and consumer protection.</p>
<p><strong>5. Ask for evidence of past performance.</strong> Look beyond the flashy marketing and low fees. Ask how many properties they’ve sold recently, what their average time to sell is, and how close to Home Report value their properties typically achieve.</p>
<h4><strong>Why Regulation Matters</strong></h4>
<p>The ease with which the undercover journalist secured a role without qualifications, experience, or proper vetting highlights a serious issue in the wider estate agency industry. In much of the UK, there are no mandatory minimum standards to enter the profession. That urgently needs to change.</p>
<p>In Scotland, Solicitor Estate Agents are leading the way. As members of the Law Society of Scotland, we must follow strict professional and ethical rules. This offers stronger consumer protection and helps eliminate some of the worst industry practices, including gazumping and gazundering.</p>
<p>Regulation is not only about protecting clients. It is also about improving the profession itself. Estate agency can be a meaningful and long-term career for those who enter it for the right reasons. With the right training and support, it is a rewarding field where individuals can develop their skills and progress. That journey should begin with strong training standards and a focus on professional development.</p>
<p>Too often, the profession is glamorised on social media and reality TV, portraying an image of luxury homes, large commissions, and an easy lifestyle. The reality is very different. Estate agency is a demanding and complex role that requires professionalism, integrity, and a genuine understanding of people and property.</p>
<p>While no system is perfect, Scotland’s legal process is generally faster, clearer, and more consumer-focused than in other parts of the UK. The use of upfront information through the Home Report and early legal involvement helps streamline transactions and reduce uncertainty for buyers and sellers alike.</p>
