Despite gloomy national property headlines, the Edinburgh and Lothians’ property market continues to demonstrate resilience.
The latest figures from us at Neilsons – the top selling Agent on both ESPC and Rightmove – reveals sustained sales activity, encouraging results such as fast selling times and increased average selling prices, as well as more choice for buyers.
Edinburgh and the Lothians property market: 2026 at a glance

There’s no such thing as a single ‘UK property market’
Recent national news coverage continues to paint a rather gloomy picture of the “UK property market”, with reports of widespread asking price reductions, cautious buyers and homes taking longer to sell – mostly relating to transactions taking place in the South East of England operating under a completely different legal framework.
Here in Edinburgh and the Lothians, the evidence tells a more encouraging story.
As we have consistently advised, there is no single UK property market. Instead, the UK comprises a patchwork of local markets, each with its own dynamics, shaped by its own supply, buyer demand, economic circumstances and, importantly, legal framework.
While interest rates and mortgage affordability influence the wider market, property is ultimately bought and sold locally.
Edinburgh and the Lothians’ thriving employment market, world renowned Universities, cultural attractions and enduring appeal as a place to live continue to generate demand. Across the Lothians, excellent schools, desirable communities, family housing and strong transport connections attract a wide variety of buyers.
Even within Edinburgh and the Lothians, market conditions can vary considerably. A traditional tenement flat in Leith, a family home in Corstorphine and a country cottage in East Lothian will each appeal to different audiences and require different marketing strategies.
Why Scotland’s property market is fundamentally different
One of the most important distinctions often overlooked in national property reporting is that Scotland operates under an entirely separate legal system for buying and selling homes.
The Scottish selling journey is quite different from that in England and Wales, with established procedures designed to provide buyers and sellers with greater information and contractual certainty.
Home Reports: greater transparency from the outset
In Scotland, second hand residential properties must have a Home Report available before being marketed. This has been in place since December 2008.
Prepared with an independent survey and valuation by a qualified RICS surveyor (not the agent), alongside an Energy Performance Certificate and Property Questionnaire, the Home Report gives prospective purchasers important information about a property’s condition and value before submitting an Offer.
This contrasts with England and Wales, where buyers will typically arrange their own surveys after an Offer has been accepted.
This is why Scottish property performance is often assessed against Home Report valuation, rather than simply focusing on asking price or asking price reductions, as is the case in England and Wales.
Offers Over, closing dates and Solicitor Estate Agents
Scotland’s familiar Offers Over system can encourage competitive bidding where sufficient buyer interest exists. A carefully positioned asking price can attract multiple prospective purchasers, with a closing date giving interested parties the opportunity to submit their best Offer.
Solicitors also play a more central role in the Scottish selling process.
At Neilsons, our Solicitor Estate Agency model brings together experienced estate agents and qualified legal professionals, providing clients with joined up expertise in marketing, negotiation and conveyancing.
In Scotland, the wealth of information provided by sellers upfront combined with a Date of Entry set at the offer acceptance stage, prevents the lengthy conveyancing delays experienced in England and Wales and leads to a much lower rate of transactions falling through. Fall through rates are currently 11.7% in Scotland compared to 27-35% in England and Wales.
While no system can eliminate delays entirely, especially when chains and lenders are involved, these differences help explain why Scotland’s property market should not simply be grouped with England and Wales.
Indeed, recent BBC reporting, citing Zoopla data, highlighted that 74% of Scottish properties listed during April to June sold within three months, compared with just 30% in London.
That is a striking illustration of why national averages can be misleading.
What Neilsons’ latest sales figures tell us
Our own figures for the first nine months of 2026 reinforce the picture of a resilient and active market in Edinburgh and the Lothians.
Sales activity remains strong
Neilsons sold 1,032 properties between January and September 2026, matching our volume over the equivalent period last year.
This is particularly encouraging when compared with the wider ESPC market, where overall sales volumes fell by 6.6%.
Meanwhile, the number of properties instructed for sale through Neilsons increased by an impressive 10.5% to 1,299.
Faster selling times and strong prices
Our properties went Under Offer in a median of just 21 days (23 days is the ESPC average).
For sellers coordinating an onward purchase or planning their next move, securing a buyer promptly can make a considerable difference.
80% of Neilsons properties achieved at least their Home Report valuation and of our properties marketed at Offers Over, 82.3% achieved a price above the asking price.
These statistics provide encouraging evidence that well positioned properties continue to attract committed buyers and achieve competitive prices.
However, a resilient market does not mean every property will sell automatically. Today’s buyers are informed, discerning and focused on value.
That is where the right selling strategy becomes crucial.
The three Ps of Property: the key to a successful sale
At Neilsons, our approach has always centred on three fundamentals: Pricing, Presentation and Promotion.
In a market where buyers have more choice, getting these right can make the difference between a property attracting strong early interest and spending longer than necessary on the market.
Pricing
Setting the right asking price from the outset is essential. It requires a detailed understanding of recent comparable sales, Home Report valuations and current buyer demand. Overpricing can discourage interest, while a carefully considered Offers Over price can create momentum and encourage competition.
Presentation
First impressions matter. Professional photography, engaging property descriptions, accurate floorplans, virtual tours and thoughtful preparation help buyers recognise a property’s full potential. Informed presentation can have a meaningful impact on viewings and buyer interest.
Promotion
Successful estate agency is about much more than simply advertising a property online. Effective promotion means reaching the right buyers through the right channels, managing enquiries proactively, gathering feedback and negotiating skilfully to achieve the strongest possible result.
Our nearly 50 years of experience have taught us that the most successful sales rarely happen by chance. They are the result of sound advice, careful preparation and proactive management from start to finish.
A resilient market that rewards local expertise
Edinburgh and the Lothians remain highly desirable places to live, work and invest. While the market continues to evolve, the fundamentals supporting local demand remain strong.
That does not mean sellers should be complacent. Realistic pricing, excellent presentation and effective promotion are more important than ever.
But neither should homeowners be discouraged by sweeping national headlines which fail to recognise Scotland’s distinctive property market and legal system.
At Neilsons, our results speak for themselves. We are maintaining sales volumes, growing instructions, achieving quicker selling times than wider local averages, and delivering strong prices relative to Home Report valuations.
With nearly five decades of experience, our local teams understand the individual characteristics of the communities we serve, and how to position each property for success, no matter the market condition.
